3 Valuation Spreadsheets:
These are the spreadsheets I use to analyze potential self storage deals. One is a plug and play calculator where you simply fill in a couple key numbers and it does all the work for you telling you what the property could be worth when your done. The other two are similar except they give you a more in depth look at your deal and allow you customize more of the data so that it fits your deal perfectly.
Self Storage Purchase & Sales Agreement:
If a broker is involved, they will often want to use a contract that they are familiar with but if you are dealing directly with a seller, you will need to draft a purchase agreement. That could be a lengthy process if you had to start from scratch but using this document, it only takes a few minutes. Not only does it give you a framework to operate from, it also includes several storage specific clauses that can save you a ton of money as you take down deals. There are two clauses specifically that have saved (or made) me Thousands of dollars on multiple occasions.
Partnership Agreement:
Often times if a property is 25-50% full the banks aren't ready for them that. Once you turn a property around you can put bank financing in place but in the meantime you can use private money!
